Before hiring a contractor, it’s essential to take a few key steps to protect your investment and avoid costly issues.

First, verify the contractor’s license through the Florida Department of Business and Professional Regulation at MyFloridaLicense.com. Remember, a business tax receipt is not a construction license—always confirm the license is active and properly issued. Ensure the contractor carries current general liability and workers’ compensation insurance to protect you from theft, damage or liability. Ask for references and contact them directly to evaluate the quality and reliability of the contractor’s work. Research any complaint history through the Pinellas County Office of Consumer Protection.

Never allow work to begin without a detailed, signed contract. It should include the contractor’s name, license number, contact information, scope of work, payment schedule, materials, appliance models, debris removal and a statement that the contractor will secure all necessary permits. The homeowner should not pull an “owner-builder” permit at the contractor’s request, as it could leave you liable for job site injuries or violations.

Stagger payments according to completed phases and never make final payment until the job is complete, inspected and approved. At project close, request a contractor’s affidavit and full release of lien to avoid future legal or financial issues.
